Revenue. Occupancy. Ratings. We score yours on all three — and tell you why you’re lower, where you’re lacking, and what to fix first.
It’s not just a score. Your listing is graded against the top-5% standard — every gap named, with the evidence behind it and the bookings that go with them.

Shown the way a guest finds it — its real photos, its real numbers. The findings below are where its 26 points went.
4.83 — one step down, and the step is steep.
We read all 82 reviews, one by one. At 4.83, this is the rare home whose rating looks like a strength and grades like a liability — the biggest single markdown on its scorecard.
Five guests mentioned the stairs. The listing never does.
We read all 82 reviews. Five guests mention the stairs and the three levels — a feature for groups, a genuine problem for toddlers and limited mobility — and the listing’s own copy never mentions any of it.
Furnished a decade behind its own rate.
At $534 a night, guests arrive expecting a designed home. The living spaces photograph a furnishing tier below that rate — nothing broken, nothing worn, just dated next to the number on the booking box.
And those three are just a few of the holes. The same scorecard kept going:
What’s behind the blur — each finding spelled out, the evidence behind it, and the fix, in the order to do them — is the scorecard itself.
Eleven findings, twenty-six points — and the market comparison is the bill. The top home in this comp set books a modeled $80.6K a year at a lower nightly rate; this one books $36.9K. The gap isn’t the house — it’s the record above. Every listing is carrying a ledger like this. Most owners have simply never seen theirs.
Modeled annual revenue (AirDNA) — the same comparison your scorecard runs. The top home gets there at a lower nightly rate: it wins on nights booked, not price.
The top 5% isn’t a ranking. It’s a standard — and it’s checkable.
95+ is our score for that tier — and the tier is a revenue tier. Listings that hold this standard rank higher in search, get seen by more guests, turn more of those views into bookings, and build the review record that lets them charge more for the same home. Here is what they hold simultaneously — and what your scorecard measures you against, item by item.
Every item on the standard feeds the same chain. Rank earns the view; the listing earns the booking; the stay earns the review; the record earns the rate. It compounds — in both directions. That is what the score is actually measuring.
Top-decile listings vs. the median listing — gross revenue, same market, same period. That is the published gap between the top 10% and the middle of the pack.
Top-quartile listings vs. the median. The top 5% — the tier this scorecard grades you against — sits above even the top-decile figures.
Published market data (AirDNA). Figures are gross revenue, not profit — market context, never a projection for any individual home. Full sourcing is in your scorecard’s methodology note.
Graded across eight areas — photos, reviews, title & copy, pricing, policies, design & setting, amenities, compliance. The weighting is ours and isn’t published — like Airbnb’s own search ranking, the recipe is the craft. Your scorecard shows your results in full: every gap, every piece of evidence. And it’s honest about ceilings — if your home’s layout or location caps it below 95, we say so, name the ceiling it can hold, and close everything closable on the way there.
Every deficiency, named. Every lever, ranked.
This is the same review we give every listing we take over at Air Concierge, productized. Most owners are closer to the top 5% than they think — the gap is usually presentation, not the home.
How it works — submit your Airbnb link and confirm your home’s specs. We pull your listing fresh, read every review, and grade it by hand against the standard. Your scorecard arrives by email as a branded PDF — within one business day of your order.

On your listing, every flag comes with the recommendation spelled out — and the fix, in order. Those sit behind the blur until the scorecard.
That’s the page every guest judges — and the page this scorecard grades, section by section.

Where do I find my listing link?
- On Airbnb, open your listing the way a guest sees it — from your hosting dashboard, open the listing and choose Preview, or search for it while logged out.
- Click Share at the top of the listing and choose Copy link — or copy the address from your browser’s address bar.
- Paste it here. A listing link contains /rooms/ followed by a number — that number is your listing ID.

Three quick things only you can tell us
They change how your listing is graded — that’s why we ask you, not the algorithm. Tap to answer; anything you skip, the order form will ask.
New listing or established — both get scored.
Scored on the launch
Airbnb surfaces new listings while they find their feet — but guests book proof, and you don’t have any yet. Those two forces fight each other, and the launch window is short. Your Launch Readiness scorecard grades everything that can be graded before the first stay — photos, pricing against your market, policies, copy — against the same top-5% standard, and maps the only race that matters at launch: the first ten five-star reviews. Five reviews make you eligible for Guest Favorite; ten stays put Superhost in reach. The scorecard tells you how to be ready for every one of them.
Scored on the record
Your scorecard grades the record you’ve built — every review mined, your rate tested against your comp set, every setting checked against the standard — on a factor board: each factor lit green, amber or red by where you stand on it, so what’s costing you is visible at a glance. An 80 and a 90 run the same factors. The gap between them is never a mystery — it’s a short, named list, and your scorecard hands you that list in fix order.
Can my listing actually reach the top 5%?
Some can — and the path is usually shorter than owners expect, because most points are lost on presentation, not the home. Some gaps are structural: location, layout, things no edit fixes. Your scorecard names your realistic ceiling and closes everything closable. We won’t sell you a number your home can’t hold.
Will you promise more revenue if I pull the levers?
No — be wary of anyone who will. Each lever is a visibility or conversion mechanism with a documented reason it works: what the top listings do, and where yours stands against them. We show our work instead of guaranteeing an outcome.
What about Vrbo?
Airbnb only, today — the platforms grade differently, and we won’t pretend one rubric fits both. A Vrbo edition is in the works; the badge on this page will change the day it’s real.
