Why Can’t Air Concierge Make Certain Changes to My Listing?

Our homes and onboarding team creates your custom property listing with strategic knowledge, skill and expertise that helps it show up in search and secure bookings. One piece of that puzzle is making sure your written content, photography, and highlighted features satisfy the requirements of all the top sites where we promote it.

To meet all site parameters, we build one listing for your property. Then, our technology allows us to publish that listing — and any changes down the line — to every partner site at the same time.

While you can make certain changes, there are several established guidelines we must always work within that help your listing succeed:

 

1. Headline & Summary Length

To match Airbnb’s character limits, all headlines for Air Concierge property listings have to be 50 characters or less, and your property summary must fit within 500 characters. Our proven strategies for search-friendly listings put you in the best position to grab traveler attention within this framework.


2. Photography Requirements and Video Restrictions
Most of our partner sites do not support videos, which means they can’t be uploaded at all. But rest assured: the professional photography we provide is designed to accurately show every possible angle of your home.

Listing sites require 24-45 total images to entice eager bookers and improve your performance. Less than 24 or more than 45 photos cause distribution errors, which could result in fewer bookings and even the deactivation of your listing.

3. Home Amenity Best Practices
In collaboration with our partner sites, we’ve created a list of amenities that are optimized to display across all channels for maximum performance. This means we can’t add amenities outside that list, as they may not be available to add on certain sites. 

However, if you do have an additional amenity you’d like featured, we may be able to include it in your listing's written content.

4. Seasonal Changes
Air Concierge can’t create fees, content, or amenities that automatically update each season. While we do recommend making changes that keep your listing up to date and competitive (i.e. the pool is now open, or your ski property needs winter photography), these must be requested by you each season.

5. Link Restrictions
Many sites where we list your home don’t allow links in listing content for security and quality reasons. To make sure guests have a secure online experience (and want to book again), sites may go as far as deactivating listings that use external links. As a result, we can’t add any links to your listing to make sure it stays active and visible.

6. Booking.com Differences
While we can’t publish different listing content on each site, your listing will look different on Booking.com because they display content in a unique way.

Booking.com automatically generates most of your description, features, and highlights based on your home’s amenities and location. While we can add or remove some key amenities, we have no control over which features appear in the text — and we cannot edit distances, locations, or actual sentences in the description.
