Offsite. For 10% of the booking (all non-taxable charges), we perform all the same services with one difference; local staffers (guest contact, cleaning, maintenance) are hired and paid by the homeowner. End to End. Our full service. We do it all including providing and handling payments to local staffers nearly around the clock to your home. Our fee fluctuates between 15-25% of the booking amount. End to End Management:
Our management fee adjusts (lower) for longer stays or more expensive bookings. We only earn a fee when we procure reservations for you. As a reputable Airbnb SuperHost and VRBO premier host manager, our fees average 20% (where competitor companies are 30%-50%)
Air Concierge Offsite Service:
10% management of the gross booking amount (does not included taxes). All the same services, but we use your network of vendors to coordinate on property services.
A Professional Airbnb Superhost that can massively benefit homeowners
The Value Add of a Professional Airbnb Superhost Unlocked. A 2022 industry study performed by airdna revealed that Only 8% of Professional Managers were able to achieve superhost status, including Air Concierge. Professional SuperHosts are proven to generate 21% higher RevPAR. Effectively ‘paying for themselves’ while doing all of the day to day work.
“Despite charging a lower nightly rate than non-Superhosts, Superhosts perform better across the board in terms of occupancy, revenue, and revenue per available room (RevPAR). Superhosts charge a 13.9% lower ADR than non-Superhosts, while earning 19.3% more occupancy, 3.3% more RevPAR, and 5.9% more revenue.
It appears that Superhosts are better able to find the delicate balance between occupancy and nightly rates. Our conclusion is that dynamic pricing is a critical component of not only maximizing revenue but also achieving Superhost status.
Anyone with experience in the hospitality industry knows that everything boils down to RevPAR impact. (RevPAR is the single best metric for comparing property performance.) Our data shows that Superhosts in the United States earn 5.9% more revenue in a year, fueled by their ability to be booked more often than their non-Superhost peers.
It’s also worth noting that a larger percentage of individual operators are Superhosts compared to professional managers. Of individual operators in the U.S., 24% earned Superhost status in the last 12 months, while only 8% of professional managers had done so in the same time frame. Individual operators tend to be more hands-on in the reservation process and have less overall overhead than professional managers. (Pro managers also tend to operate more properties and larger properties.)
Only 8% of professional managers were able to achieve Superhost status! And while the ADRs were roughly the same, the average occupancy for for a Superhost was 56% while it was just 45% for non-superhost. That's 21% higher RevPAR!
However, whether individual operator or professional manager, Superhost status can be directly linked to better performance. Surprisingly, individual operator Superhosts in the U.S. charge 6.3% less on a nightly basis, while their professional manager Superhost counterparts charge 1.8% more. Regardless of nightly rates, occupancy, RevPAR, and revenue remains higher for Superhosts.”

A NOTE ABOUT cleaning & maintenance
We do everything we can to help you generate as much revenue as possible from your rental and save you time by doing most/all of the work for you. This includes arranging the cleaning (post-guest and post-owner stays); calling in the handyman, plumber, electrician, and landscaper when needed; restocking household items; taking care of trash and recycling.
Having a network of cleaners available to us means your home gets the same cleaning team every time. That way processes are systematized and you do not run the risk of non-standard cleanings or worse, missed cleanings, costing you refunds, cancellations and bad reviews.
Air Concierge is a hospitality management company. Its core competency being listing homes for vacation and short term rent, using its reputation, skills & knowledge to win bookings (at market rates or higher using dynamic pricing models) and oversee those reservations (guest communications, house packets, etc). Air Concierge is not in the business of providing cleaning or maintenance services. It does not perform these services for a fee, it does not market or perform these services a la carte. In all such cases where cleaning and/or maintenance are required routinely or otherwise, Air Concierge may work to identify and hire those persons and teams and/or retain vendors already known and hired by the homeowner.
